GUIDELINES FOR COMMON AREA USE |

The Association's Board of Directors has established a
policy governing the use of common areas for special purposes.
For example, the Board may approve the restricted use of a
specific parking lot for an event being held in the City such
as the Sundance Film Festival. A request is submitted to the
Board through our property management company, which places
the request on the next Board meeting agenda. Each request
is evaluated on a case by case basis, detailed in a written
agreement, but usually includes the following:
- Inclusion of the Association as an additional insured
on the liability insurance policy of the organization making
the request
- A use fee that is determined on a case by case basis
- A statement indicating responsibility for any damage during
use, and for cleaning up the site after use
There is a special policy for outdoor dining. Outdoor dining is governed by
City ordinances and events must receive a conditional use
permit. A request can be made to the Board for a dining
facility to use the common area for outdoor dining but the
request must come through the Association member on behalf
of a tenant, not the tenant or applicant. This request is
also a part of the conditional use permit process.
