WASTE REMOVAL POLICIES AND PROCEDURES |

There are several trash containers throughout Prospector
Square in designated areas of most parking lots. Most of the
enclosures are owned and maintained by the Association. The
exceptions are containers on Lot 2B and Lot 38B. Those containers
are for the exclusive use of the businesses located in the
buildings on those lots. All other containers are for common
use by members and their tenants.
The Association's management contract includes periodic clean
up of common areas, debris, landscape materials, etc. The
management firm is directed to widely distribute this minimal
debris throughout all trash containers in the Square. Any
large, one-time amounts are disposed of separately, not in
common trash containers.
At the present time, waste removal is contracted out to a
private company through the County/City. The cost
of trash removal is not now, nor has it ever been, included
in the dues paid to the Association by its members.
The Association has paid for an independent analysis recommending
charges to members based on a formula commonly used in the
waste removal industry. This analysis, which is periodically
updated, is provided to our members and the contractor. The
Association will coordinate and cooperate with members and
with the trash removal contractor to establish the size and
frequency of removals.
However, the actual billing, payment, and collection
of fees takes place directly between the members and the contractor.
